The only intelligent building
in Sri Lanka at the time of its completion.
The only high-rise building
where all the consultants were Sri Lankans at the time of completion.

- The building has an area of 500,000 sq.ft. with 245 car spaces eight floors.
- Power is provided by 04 generators, 03 of 1500KVA & 01 of 250KVA.
- Air conditioning is provided by 04 chillers with a capacity of 1200 tons &
controlled by sensors, which recognize human & sun load.
This is probably the only building where the air conditioning system is treated with ozone
thus reducing human fatigue.
- The fire escapes are all pressurized to make it smoke free.
- The entire building is monitored by 150 CCTV cameras, which are watched in the control
room, which also shows any malfunction of the services. Thus it is also a safe
building.

| Improvements to the Entrance and
Foyer of Millenium House at Nawam Mawatha, Colombo 02. |
Originally the entrance was completed with basic finishes which did not give the building
a very strong entrance, and there by not establishing a stature to the entrance.
Identifying the problem, we united the whole entrance court, where the building rose from
behind a cubic unit. To achieve this concept, we then claded all columns and beams
with dark green granite which gave the entrance a very strong character.
The side of beams were claded with stainless steel to make it more sleek and light which
in turn tied the entire unit. Certain selected elements were claded in slate to give
a contrast to break the monotony.
The entrance foyer functionally lacked direction. The reception area was not clearly
defined, the fire doors opened to the lobby, and once again basic finishes were used.
Once the problems were identified, we established an axis from the point of entry with a
glass brickwall which also served a dual purpose of masking the fire door. We
highlighted and clearly demarcated the reception area by covering the side of the
staircase (rear of the reception) with dark gray granite upto the height of the hand rail.
The wall behind the reception was painted canary yellow inorder to make the atmosphere of
the lobby more energetic. A new glass door was introduced to make the axis move
transparent. Slate and granite was used to clad the liftwall where the mix of
material once again softened the interior. |

| Lanka Orix Leasing Company Limited

Originally designed as an office for Nuwaraeliya Property Developers, this building was
occupied by IIMA and now is owned by Lanka Orix Leasing Company Limited.
The building was designed to attract the clients wishing to rent luxury office space and
has striking external visuals, interiors and services. Though it is located in an
area liable to flood, its design makes it immune from such calamities.
High class interior work including the design of furniture and figments. Interiors
incorporate a high quality sound system, spacious well appointed reception area and
imaginative use of colour to enhance and complement functions. |

This pleasing architectural interior work has been so successful that it obliterates any
vision of the old structure. Finishes, furniture and embellishments are all of high
class and provides the atmosphere for discerning buyers of jewellery and handicrafts. |
